During the initial webinar about the Delaware Statutory Trust, Randy posed a number of audience questions to his guest speaker, Joe Maas.  Among them was a question about using cash to invest in a DST vs using funds from a 1031 exchange, the traditional method to enter into a DST.  Another question as asked about using money from a retirement account; an IRA, 401(k), etc, to invest into the DST.
